Noida Commercial Sectors
Noida is a fast developing city with a ever growing population with a high consumption power hence it is but natural that the demand for commercial space is very high here.
Markets in Residential Sector
Noida Authority has developed small markets in each of the residential sectors so as to take care of the daily needs of the residents of the respective sectors. These sector markets mostly house the shops and establishments dealing in items and services of daily consumption .
The rental of these sector markets are mostly in tune with that of the overall commercial market of Noida but as such sale and purchase activity in these commercial spaces is very limited. most of these spaces have been bought with a view to avail preferential allotment of residential plot from the Noida Authority.
Such markets exist in Sector 14,15,15-A ( Rajnigandha shopping Complex) ,19,20 ( G-Block Market),21,22,23,25,26,27 ( D- Block Market),33,34,37(Godavri Complex),39,40,41
Garages and Residential Houses as Commercial Spaces
As one can make out that there is a huge requirement of commercial space and the rentals and the capital value of the available space has shot through the roof , hence a lot of commercial outfits have come up in the numerous garages of sector 21, 25, 28, 29, 37. Although Noida authority has repeatedly threatened such establishments for for violating the Noida Bylaws but the market forces seem to be having the upper hand right now as the establishments in these garages are doing a brisk business.
Similarly lot of residential properties on the Main roads have converted themselves to commercial spaces and the landlords of such spaces are laughing all the way to the bank considering the high commercial rentals they are charging for their residential properties.
Markets in Village Areas
As we know Noida was created out by the Industrial act of 1976 were as land ( which was non-abadi area) from the villagers was acquired by the Authority whereas the abadi land was left to the villagers. Those villages which are on the Main Roads have now developed into full fledged commercial spaces and one can see a host of enterprises booming in these so called village commercial areas. Some of these include the famous Atta , Harola ( Biggest of such markets and have virtually everything to offer at prices much lower than expectations) , Nayabans , Nithari , Chaura Ragunathpur, Jhundpura, Barola .
The capital and rental values of theses markets are purely controlled by the Landlords and hence very difficult to quote .
