Noida Industrial Sectors

Phase-I

Sector 1 - This is the first industrial sector that one comes across as soon as one enters Noida via the MayurVihar-Noida road and hits the Golchakkar.It is an Institutional as well as Industrial sector. The sector boasts of Govt/ PSU offices such as KRIBHCO, PDIL, Inland Waterways Authority. Private offices that of Bhilwara group and Educational institutes like the Institute of Chartered Accountants and many others. Some plots on the main road leading from Golchakkar to Noida Authority Office are of about 200 sqmts and they have given rise to commercial activity on that road , resulting in high valuation of land in the sector. Such plots are available in the range of Rs 15000-Rs 16000 per sqmts

Sector2 - Purely Industrial Sector, Industries from 200sqmt to big ones like 1000 sqmt and above are located here. The once famous landmark of Nirulas is in sector 2. The rates of industrial plots fluctuate from location to location here (as such it is difficult to find a  vacant plots) . The factories on the main road (leading from Golchakkar to Atta Chowk) are the most expensive with the asking rate at about Rs 15000/- per sqmt while those inside still command a rate within the region of Rs 9000- Rs 10000 sqmt depending upon the size and the location of the plot. The sector houses the fire station of NOIDA . The plots on the main road leading to NOIDA Authority Office from the Golchakkar are expensive and are in the range of  Rs 9000-Rs 10000 per sqmt.

Sector 3 - Again a purely Industrial  area. Industries located here varies from 114 mts built up sheds to bigger ones of area upto 1000 sqmt and more, this sector is connected to the DND FLYWAY (DND lands at the crossing of Sector 19,16,3,and 17), hence the plots on the road leading from this crossing to the Sector 9,19,20,4 crossing commands a premium. Rates are in the region of Rs 15000/- to Rs 16000/- per sqmt on this road , whereas in the interior of the sector rates vary from Rs 10000- Rs 11000 per sqmt depending upon the location and size of the plot.

Sector 4 - This is also a purely industrial sector. This plots on the main road leading from the DND Crossing (mentioned above)  to the Sector 9,19,20,4 crossing commands a premium. The plots on this road are big and mostly occupied by upcoming software companies, the price of these plots range from  Rs 10000- Rs 12000 per sqmt, whereas the interior plots are cheaper.

Sector 5 - Again a Industrial sector, its close proximity to Village Harola adds to the congestion and at some places bad upkeep of the roads and the surroundings. Here the rates vary from Rs 10000-Rs 12000 per sqmt depending upon the size and location of the plot. However the plots on the main road leading from Golchakkar to Noida Authority  Office has a good price and asking rate is around Rs 14000- Rs 15000 per sqmt. 

Sector 6 - This sector houses the office of the NOIDA Authority . This sector also has plots of all sizes including the small ones like the  114 sqmt built up sheds, 200 sqmt built up sheds to bigger plots. This sector also houses the office of UPFC , UPICO and also that of NEA ( Noida Enterpreneurs Association).Rates are again in the range of Rs 14000-Rs 15000 per sqmt.

Sector 7 -This sector lies on the outer of Noida adjacent to Ashok Nagar, Vasundhara Residential Area (Delhi). This enables it to attract good supply of labour force but the proximity to undeveloped areas of Delhi again adds to the bad upkeep of the sector. Plots here vary from 114 sqmt to bigger ones, rates vary from Rs 9000-Rs 10000 sqmts.

Sector 8 - One of the oldest developed Industrial sector of Noida. This sector too has plots of nearly all sizes and budgets. Plots on the main road leading from  Noida Office to Sector 11 crossing attracts high premium (Rs 12000- Rs 14000 per sqmt) whereas the interior rates are between Rs 9000-Rs 10000 sqmts..

Sector 9 - This is also a  Industrial sector but it also houses the Building Material Market. Space in the Building Material Market is at a premium and no quotes are available for that. This sector has small plots from 55 mts onwards to the big ones on the  main road leading from Sector19,9,4,20 crossing to that to Sector 12,10,21,Stadium Crossing .These plots command good premium .General going rate is between Rs 11000 -Rs 13000 per sqmt for bigger plots but for small 55 mts plots no rates are available.

Sector 10 - This is a sector that is most congested of all the Industrial sectors of Noida , hence the general upkeep of the sector is not very encouraging , but the small size of the plots and location of virtually every kind of industry in the sector is a attraction. Labour is abundant and so is availability of small spaces on rent. The rates of plots vary from Rs 15000-Rs17500 per sqmt here, plots on the main road command premium too.

Sector 11 - This is a mixed sector , with some part of it being the Residential Sector. This Sector houses the Rastriya Sahara Units, the sector mostly has big plots and small plots below 400 sqmts are few. Hence the property transaction activities in this sector is low, however the rates are in the region of  Rs 10000- Rs 12000 per sqmt.

Sector 16 -This was made as the Electronics Sector of NOIDA , presently it houses a number of Software and ITES companies, the plot sizes are big and only few plots are in the range of 200-400 sqmts. The sector is partially Commercial also as it houses the Auto Market too .The rental rates here are very high with some landlords asking as much as Rs 50/- per sqft per month, whereas the sale/purchase rates are in the region of Rs 10000-Rs 12000 per sqmt. This sector is also close to the DND flyway and also houses the Noida Registrar Office.    

Rentals in these Sectors  It may be mentioned that in virtually all the sectors of Phase I the rental rates are in the region of Rs 9-Rs 12 per sq ft per month (depends upon construction and location of the factory, and size of the space offered). The landlord asks for 3 months of security and one month of advance and usually space is given for 3 years with an increment of 5%-10% per annum. The tenant will also have to foot the bill of Rent permission to be taken from NOIDA authority. Property dealers charge around one month of rent as commission.
