Phase-II

This is a Industrial zone that lies on the outer of Noida towards Greater Noida , it houses mostly big plots. It is comparatively less developed industrial area due to its far off location and absence of small plots.Presently to go to Phase-II one will have to take the DSC road and cross villages like Barola and Bhangel ,As such it takes around 10-15 minutes to reach Phase-II from the Main Atta Chowk (crossing theses villages in the evening is a nightmare due to the traffic and poor quality of roads here).The upcoming Noida-Greater Noida Expressway will help the matters and one will definitely see more and more united shifting to Phase-II once this expressway is functional.

This Industrial Phase houses the Gautam Budh Nagar Distt court , NEPZ and various big names like the National Panansonic , BPL Sanyo , Telemacanique & Controls , T-Series and various others. It also has a Hoisery Complex which was initially designed to house the textile processing units but now that restriction has been done away with, this area due to availability of small plots attracts lot of buyers. Besides this Phase-II also houses the Sector 80, 81 and 83 which are all industrial sectors.

As such rates in Phase -II are very low as compared to that in the other industrial sectors. At present the NOIDA authority is giving allotment in Phase -II at Rs 1700/- per sqmt and the markets rate vary from Rs 6000/- to Rs 8000/- per sqmt which makes it much cheaper than other industrial sectors. Thus low prices and prospects of early commencement of the NOIDA-GNIDA Expressway will make this industrial area a much sought after destination.

As such small plots in Sector 83 (around 200 sqmts) are attracting a lot of buying and selling activities. The rates for plots of this size is as high as Rs 12000/- per sqmts. 

Rentals  -Phase-II has a far less rental activity as compared to Phase-I & III. This is because it has only very large plots and its far flung location. However presently rates are in the region of Rs 6- Rs 8 per sqft per month (depends upon construction and location of the factory, and size of the space offered).The landlord asks for 3 months of security and one month of advance and usually space is given for 3 years with an increment of 5%-10% per annum. The tenant will also have to foot the bill of Rent permission to be taken from NOIDA authority. Property dealers charge around one month of rent as commission. It hoped that once the proposed Noida- Greater Noida Expressway gets functional we can see a lot of Rental activities too in the Phase.
