Phase-III

This Industrial phase is comprised of Sector 57,58,59,60,63,65 & Electronics city as its constituents. These sectors are relatively new with Sector 63,64,65 being the latest. The newness of the sectors is reflected in the good conditions of roads , the modern construction of the units located here The phase has 450 sqmt plots as the smallest size (however Noida Authority has recently alloted plots of sizes 100 and 200 mts too in sec 64)  with bigger sizes plots more common. This phase is attracting most of the new technology companies due to its the proposed location of Electronics City and The Information Technology Park ,also its proximity to East Delhi and Ghaziabd is making it a much sought after destination for units being relocated from Delhi.

Sector 57 - This is a oldest Industrial sector in this phase , it houses mostly big plots with the smallest being of 400 sqmts .The going rates for the plot in this sector is around Rs 12000- Rs 13000 per sqmt depending upon the size and location of the plot.

Sector 58 -  This too like its peer sector-57 is a industrial sector which houses the Police station ,The Telephone Exchange. Small plots are a rarity here. The asking rates as such are between Rs 12000- Rs 13000 per sqmt.

Sector 59 & 60 -These two sectors lie adjacent to each other . They are one of the most newly developed industrial sectors of Noida. Plots size start upward of 492 sqmts. There is a good demand for plots of this size .The asking rates for plots of this size is around Rs 12000 sqmts. Block B in sector -60 has a good concentration of garment units , hence it is much sought after by them ,it also house the only SSI Branch in this part of Noida that of Vijaya Bank.These sectors house the unit of Phoenix Shoes, Niryat Sam Apparels and of course the Flex Industries. 

Sector63,64, 65 & Electronics city -  These are newly alloted industrial sectors. Construction activities have though begun in this sector yet it is presently underdeveloped as compare to other sectors of this area. Its proximity to NH 24 , East Delhi and Ghaziabad is a advantage and the sectors are poised to go a long way .There is also the proposed Railway Corridor at the back of sec 65 and also the proposed Transport nagar in sec 69 (just adjacent to sec 65) , that can see hectic activities in these sectors in time to come. The normal  size of the plots available here is 450 sqmts however the minimum being 100sqmts . The asking rate for plots here is varies from block to bloc. Some blocks command a rate as high as Rs 13500-Rs 15000 per sqmts while some blocks have a rate of just Rs 12000-Rs 13000 per sqmts. The small plots (100-200mts) have asking rates of Rs 15000-Rs 20000 persqmts.  The proposed Software Technology park to be built by NOIDA authority is also slated to come up in the vicinity of these sectors.

Rentals - It may be noted that in virtually all the sectors of Phase-III the rental rates are in the region of Rs 6-Rs 8 per sq ft per month (depends upon construction and location of the factory, and size of the space offered). The landlord asks for 3 months of security and one month of advance and usually space is given for 3 years with an increment of 5%-10% per annum. The tenant will also have to foot the bill of Rent permission to be taken from NOIDA authority. Property dealers charge around one month of rent as commission.
