Noida Residential Sectors

Sector-31

A old residential sector of Noida , has plots of all sizes in it and is very centrally located. Fully developed but the presence of Nithari Village adjacent to it is a dampner on the capital value of the sector. The houses on the road dividing sector-31 and 36 are worth having a look at .The plots facing the Nithari Village (on the 18mts road that divides Nithari with Sec 31 are available for as low as Rs 18000- Rs 19000 persqmts). Lately one can also notice some form of construction activity on the plots facing the proposed CITY CENTER (Sec 32).The plots facing the proposed CITY CENTER are a good buy from the investment point of view. 

As such the capital value of the sector ranges from Rs 24000/- to Rs 32000/- per sqmts.

Sector-33

This sector again lies on main trunk road of Noida , it also houses the NTPC Township. Has plots of all sizes and is nearly developed . Sector is reasonably well maintained , the relative aloof location of the sector was a drag on the valuation of the sector but now the development of sector 61 and sector 62 has brought the life back into the sector. The capital value of the sector vary from Rs 26000/- to Rs 28000/- per sqmts. 

Sector-34

This is predominantly a flat sector. However there are some plots (of bigger sizes though) in the A and the C block. The capital rates for these plots vary from Rs 25000 to Rs 28000 persqmts.

Sector-35

This is a small upcoming sector. The capital value hovers around Rs 33000/- per sqmts.  The plot size in this sector are big and small plots are difficult to find.The sector is home to the MP from the Khurja Loksabha seat. The sector is very cosy and boasts of two good hospitals.

Sector-36

One of the most ideally located sector , it is very close to the proposed Noida City Center and also close to the Golf Course. This is a fully developed sector and is very well maintained. the sector has all types of plots and even EWS flats. As mentioned earlier the houses on the road dividing sector 31 and 36 are worth having a look at. The plots in the A Block facing the EWS houses have a low demand and capital value, while those in the B block and facing the CITY CENTER are a good buy from the investment point of view.

The capital value of the sector hovers around Rs 27000/- to Rs 35000/- per sqmts.   

Sector-37

This is a flat sector (Part of Arun Vihar)
