Noida Residential Sectors

Sector-39

One of the Golf Link Sectors, is located adjacent to the Noida Golf Course (rather the magnificent Shashi Chowk). The sector is house to the ONGC Colony, Ryan public school , Girls Collage and the Telephone exchange. The Sector is fully developed and has plots of all sizes. The sector has a good infrastructure and the upkeep is good , of late it has developed into one of the posh sectors of Noida and availability of constructed kothis /vaccant plot at any given point of time is very low here.  

The capital value of the sector vary from Rs 60000/- to Rs 75000/- per sqmts.     

Sector-40

Also a part of the Golf Link sectors , it houses the famous Sai Baba Temple, The Khaitan Public School and the Beautiful sector park (one of the best in NOIDA). Sector has plots of all sizes and even have the EWS flats with it , still the sector is fully developed with a good infrastructure and an active RWA. With the coming up of the Community center and the Shakti Dham Temple the sector has become even a better destination to be in.

The capital value of the sector vary from Rs 55000/- to Rs 65000/- per sqmts. 

(Here it may be noted that the 30mts road dividing sector 39 and 40 has one of the most enchanting ambience and lovely construction)

Sector-41

Also a part of the Golf Link sectors , this is one sector where one cannot find flats and most of the plots are of 180 sqmts size. Most of the plots are allotted to members of various residential societies. Most of the houses in this sector has been made by the builders and most of the houses here are not more than 5 years old. This sector has the maximum number of plots in Noida. One of the drawbacks of the sector is that the inner roads are not very broad.  

Here the prevailing rates in Block A,B,C,D is around Rs 55000/- to Rs 60000/- per sqmts depending upon the location. The rates in Block E,F are around Rs 50000/- to Rs 55000/- per sqmts. The block G & H are plagued by the presence of a open drain , still the rates in G block are in the range of Rs 50000/- per sqmts while those in H block are in the range of Rs 48000/- per sqmts. In block J the rates are around Rs 47000/- per sqmts. This block has no drain or anything but lies on the main dadri road and is close to village aghapur , though not all portions of it are that way. Recently the sector has got its own community center and the RWA has also been engaged in some real good development work.

Sector-42 & 43

These sectors are located right on the main DSC road, besides the golf course and on the back of the posh sector 44. They have a wonderful location and with the legal dispute between the Noida Authority and the Societies (to whom it was allotted years back) being decided in favour of the authority , the sectors are set to see some fabulous days ahead. As of date the transaction in these sectors is very limited and only those plots which are allotted directly by the Noida Authority (not to or through the society) are tradeable. The capital value of such plots is about Rs 42000 persqmts.

Sector-44

This is a VIP sector as it is very strategically located (on the confluence of roads leading to Greater Noida, Delhi and the entry to the DND and the one leading to the golf course) and is also the first residential sector that one come across when one enters Noida from Delhi through sarita vihar. The sector is presently  home to the famous Amity Public School. The Sector is poised to develop as one of the leading and most posh residential destinations of NOIDA , it is witnessing construction activities in full swing with some the quality of houses being built being one of the best that NCR has to offer. Apart from this the most expensive and most luxurious residential apartments THE GATEWAY TOWERS (Rs 5500/- persqfts) are being constructed here( not to mention OMAXE Royal Residency, Stellar Greens, Express Gardens which were already here).

Earlier this sector only had A,B and C blocks , but now since the land at the back of block C has been cleared of encroachments , we shall soon see allotments on block F & G with block E being reserved for builder apartments (one can hence hope to see even more expensive and luxurious apartments to come up in this sector in future)

The capital value of the sector hovers around Rs 75000/- to Rs 85000/- per sqmts. 

Sector-46

This is one of the developing sectors of Noida, although allotted quite some time back , the sector has lagged behind in development primarily due to unfavorable and lowlying terrain. Presently not much construction activity can be seen here but the sectors is beautifully located and promise a good return on the investments made.

The capital value of the sectors is around Rs 40000/- to Rs 43000/- per sqmts. 

Sector-47

Sector 47 is one of the very few sectors in Noida to have a boundary wall all around it. It is coming up very nicely , with the 112sqmts belt of the sector about 60% constructed. The sector has plots of all sizes and has maximum number of 450mts & 112mts plot in Noida. With Jal Vayu Vihar ready for possession one can see a sudden increase in the habitancy in the sector. At present the sector badly needs a commercial market within the vicinity for it to realize its full potential.

The capital value of 112mts plot is around Rs 46000/- per sqmts, of a 200mts& above plot size it is Rs 45000/- persqmts.

Sector-48

This is a developing sector too, however it is plagued by encroachments and spilling over of the village barola on it (just like sector 49). However the sector boasts of prestigious builders projects such as the Eldeco Ananda and Kesar Gardens. The sector is of late witnessing some construction activity in the 112mts domain . It will be sometime before the construction starts there in full swing . The capital value is in the range of Rs 40000 to Rs 45000 persqmts.

Sector-49

One of the smallest sector in Noida , lies on the main DSC road. The sector is a developing one and has plots of all sizes. The location of Barola Village is a big drag on the capital value of the sector which at present hovers around Rs 45500/- per sqmts.   

Sector-50

The sector is strategically located close to the proposed City Center. Apart from the flats the sector has good residential plots. The sector can be termed as a developing one with the capital value varying from as Rs 50,000/- persqmts to Rs 55000/- persqmt. The plots are of relatively bigger size here, the number of plots in the size 112-200 mts are lesser than those of the sizes 360-450 mts.  

The plots which are bigger in size around 300-450 mts are located in the A,B, C block of the sector while the plot size of 112 mts are in B &D block, of size 171 & 162 mts in B , D & E blocks. There are very few plots of 200mts size, some in A block (opp the ATS) and just one row of 200mts plot in C block (as this row has a irrigation canal just at the back of it ) and it is valued at Rs 45000/- per sqmts. Blocks A, B and C were old allotments , while  D and the E blocks are relatively new blocks with the allotment being done in 2002 only. Blocks D & E are witnessing brisk builder activity . The plots in Block D and E which are facing the F Block Drain are however available at cheaper rates (Rs 38000 to Rs 40000 persqmts).

There are a lot of group housing and builders apartment in F block of the sector (Stellar, Silvercity, Assotech, Kendriya Sehkari, Alok Vihar) not to mention the famous ATS I and ATS II , Kailashdham , Mahagun , (the pioneer) Rail Vihar and the Exotica. Sector has a very big park right in the middle which adds to the aura of the sector. Recent addition to the sector has been the Kothari International Public School and the upmarket B Block market
