Noida Residential Sectors

Sector-51

This sector is another upcoming sector in Noida but has lesser number of residential plots then sector 50. This sector has recently shot into prominence with the metro station coming up in sector 32(city center) . The sector is primarily divided into Part(A) and Part(B) . Part A has mostly 250mts and 450 mts plot and is seeing some very good development and cosntruction coming up. Part A is also home to the DPS Society, Parsvanth Residency. the land rate here is about Rs 45000-Rs 55000 persqmts. Between the two parts of the sector lies the group housing named Kendriya Vihar . Part B is  plagued by presence of village Hosiyarpur, hence the blocks which lie near to the village , like F block has rates of only around Rs 30000/- per sqmts. As such the rates in other blocks here vary from Rs 38000/- to Rs 45000/- per sqmts. (though the sale purchase activity is lesser here as compared to sector 50). Part B has a small pocket of 112sqmts plots in block C, however that too lies very close to the village. Blocks D & E has only 300 and 450 sqmts plots. Plots lying close to the road dividing sector 51 and sector 72 are the most sought after.

Sector-52

Sector 52 is a fast developing sector and is witnessing tremendous construction activity. The builders which were till now active in golflink sectors have now moved to this part of Noida and hence one will get the maximum availablity of builder kothis in this sector. The land rates here are about Rs 50000 to Rs 55000 per sqmts and the asking price for a kothi varying from Rs 1.4Cr to 2 CR. It also houses the LIG , MIG and HIG Flats of the NOIDA AUTHORITY.

Sector-53

Sector 53 lies right on the NH-24 and along with the Kanchenjunga Flats it also has plots ,this is a fast developing  residential area. Although it lies far from the main center of Noida still its proximity to Ghaziabad and its serene location( bang opposite the Noida city forest, a huge green belt ) makes it a enviable sector.

Rental rates are in the range of Rs 6/- to Rs 8/- per sqft per month whereas the capital value of the plots is around Rs 48000/- per sqmts. 

Sector-55 & 56

These are one of the oldest sectors of Noida , lying adjacent to the industrial Sectors 57,58,59,60. These sectors although far from the Noida center are close to Ghaziabad and the notorious Khora Colony. Sector-56 is also host to the Indian Oil Township. These sectors have of late seen hectic activity as people looking for value for money are prefering this calm and serene sector as compared to the other fast developing sectors of Noida.

Rental values here are in the range of Rs 6/- to Rs 9/- per sqft per month whereas the capital value of the plots is around Rs37000/- to Rs 42000/- per sqmts.   

Sector-61

This sector is adjacent to Sector 53 and also lie on the NH-24. One can find residential apartments developed by private builders (Krishna Apra, Parsvnath , Padmini Infrastructure), NOIDA , Group housing societies (Panchachuli, Asian Paints, Royal Sehkari). These flats were one of the first builders projects to be functional in Noida. Apart from flats one can also find here residential plots from size 112 sqmts to 450 sqmts . The sector boasts of the newly constructed SAI BABA Temple (this is a major draw for crowds on thursdays) and lately of the Super Shopprix Mall.(This mall is also drawing huge crowds mainly due to its proximity to high density sector 62 and more so because it houses the only Bowling Alley in Noida)

The capital value of this sector varies from Rs 45000/- to Rs 50000/- per sqmts.   

Sector-71

Another of newly alloted sectors of Noida. The prevailing rates in these sectors are Rs 40000 to Rs 45000 persqmts PREMIUM over the allotment rate of Rs 5050 persqmts. The sector has a good location (right opposite to the Sai Baba temple in sec 61, right on the main road coming from the electronic city towards Noida). The sector is free from any encroachments/presence of drains etc.There are however EWS and LIG flats in the sector , but that doesnt effect the potential of the sector. The 450 mts plot near to the green belt are very much in demand. The construction activity here too has started. 

Sector- 72

Another of newly alloted sectors of Noida. The prevailing rates in these sectors are Rs 25000 to Rs 29000 persqmts PREMIUM over the allotment rate of Rs 5050 persqmts. The sector also has a good location but the presence of Village Sarafabad in the middle of the sector is a negative point.

Sector- 82

This is another of flatted housing sectors with construction activity of AWHO , CGEWHO , NOIDA and other group housing societies in full swing in full swing. NOIDA has allotted EWS, LIG,MIG, HIG , Duplex types of flats here. The sector is slowly seeing occupancy and hence the prices are on the rise, LIG is around Rs 15 Lacs, MIG is around Rs 28 lacs , HIG is around Rs 40 lacs.

Sector-92

This sector was the first to see a big bang launching of ultra modern residential apartments by a private builder (OMAXE : THE FOREST) in noida. The flats are more or less ready for possession and the going rates for a 4000sqfts flat is about Rs 2CR. The sector ahs plots of sizes 250,300 & 450 sqmts. The going rates for plots are Rs 40000 to Rs 45000 persqmts. The rates here are bound to rise further with the construction activity picking up. Lying close to the Phase-II industrial area this is virtually first residential  (plotted) area in that part of Noida.

Sector-105 & 108

These are the latest sectors to be allotted by the Noida Authority (in January 2005) and they lie on the Taj Expressway. They have a promising future and this is very well reflected in the mad scramble that has taken place to buy plots here in resale in the last year , the PREMIUM as of date is about Rs 33000 to Rs 40000 persqmts on a allotment rate of just Rs 3700 per sqmts!!.(Need we comment more). Recently the Noida Authority has come up with a housing scheme to allot HIG and Duplex flats in the sector. 

Sector-122

Another of newly alloted sectors of Noida. The prevailing rates in these sectors are Rs 29000 to Rs 38000 persqmts depending on the size of the plot. The sector will come up very nicely once the Ghaziabad-Noida-Greater Noida road is made fucntional. The sector has a great proximity to the proposed Railway station and the ISBT. At present it is difficult to reach the sector as the construction work on the road leading to it is on hold near sector 72.
