Noida Residential Sectors
Sector-11
Flats in this sector are those built and developed by the NOIDA Authority . These include the ones like the Dawalgiri, blocks of flats.
Sector-17 (BHEL Colony)
BHEL has a whole colony located here. These flats are mostly occupied by the BHEL employees and as such these flats are normally not available for sale/purchase , hence no clear indication of the going rates can be given.
Sector-21& 25
This is the JAL VAYU VIHAR, built and developed basically for the Navy and Airforce personnel's but as on date one can residents from all walks of life living in this sector. The sector along with other Military sectors virtually represent a Mini -India , one can experience all the flavours of India in these sectors.
The sector is well maintained with good infrastructure , the rentals in the sector vary from Rs 5000/- to Rs 8000/- per flat ( depending upon the size and location and also the floor of the flat). The capital value too vary from Rs 24 Lakhs to Rs 38 Lakhs due to the said factors.
Sector-28,29 & 37
This is ARUN VIHAR, built and developed by the AWHO (Army Welfare Housing Organisation) , for the Army personnel's. These are very similar to the Jal Vayu Vihar Sectors except for the fact that they occupy a much larger area and are not enclosed by a Boundary wall. These sectors also have a few Independent Duplex housing units which are mostly on the main road and look as good as a bunglow.
The rental in these sectors vary from Rs 6000/- to Rs 9000/- depending on the usual factors of size, location and floor of the flat. The capital value of the sector varies from Rs 26 Lakhs to Rs 45 Lakhs depending on the said reasons whereas the above mentioned bunglows command a value within a range of Rs 45 Lakhs to Rs 65 Lakhs.
Arun Vihar is one of the most interesting areas to reside in Noida.
Sector-30 (Ram Vihar)
Ram Vihar is the only building in this sector, with a very good RWA the building is very well maintained and very well kept.The capital value varies from Rs 35 Lakhs to Rs 40 Lakhs here.
Sector-33 (NTPC Colony, Rail Nagar)
This sector has residential plots and a township of flats known as the NTPC township ( these flats are developed by the NTPC ,NHPC and Railways for their employees) which represent once again a Mini-India. These flats are not open for sale/purchase to people other than the NTPC people.
This sector also houses the Rail Nagar , these are flats which are developed by the Railways and the capital cost of the same varies from Rs 25 lakhs to Rs 30 lakhs for a 3 bedroom accomodation.
Sector-34
This sector has flats which are developed by Noida authority. Aravali, Nilgiri, Himgiri are some of the apartments . The sector is very densely populated . The capital value of flats here vary from Rs 10Lakhs to Rs 35 Lakhs.
This sector has some residential plots too which are all on the main road.
Sector-44
This being a prime sector of Noida has become an "apple of the builders eye" , there is a massive rush by the developers to come out with a housing project in this sector.There are as of now about 6-8 premium housing societies being developed here.The capital cost of the 3 Bed DD Flats are as high as Rs 55 Lakhs here and as low as Rs 40 Lakhs.
Sector 48
This sector which is located right on the Dadri Road has of late seen hectic builder activity with the launch of 2 residential projects. THE ANANDA and THE KESAR GARDEN has given a boost to the sector.
Sector-50 & 51
These sector has some good private builder construction coming up , the flats being constructed are in par with the best available in NCR and the capital value of these range from Rs 32 lakhs to Rs 46 Lakhs.The private builders include names like Parsavnath, ATS Greens and likes of them. These builder flats are of relatively good quality of construction as compared to the flats available elsehwere in Noida, but then these are expensive too. Now the socitiy flats are also coming up in the F block of sector 50.
Apart from these there is the Kendriya Vihar which is located in sector 51. Kendriya Vihar is the best value for money as of date in flats market in Noida.Here a 2 bed flat costs Rs 21-23 lakhs while a 3 bed flat costs Rs 26-30 lakhs.Sector 51 also houses the DPS Housing Society and the Urja Ville Society.
Then there is again the Rail Nagar in sector 50 and the cpaital value of these flats is same as that of Rail Nagar flats in sector 33. Sector 50 also houses the upcoming Kailashdham Sehkari Awas Society.
Sector-53
Here one can find the Kanchenjunga Apartments , which are a densely populated residential apartments located right on the NH-24.The capital value of the flats hover around Rs 19 Lakhs . Here the flats are only of 2 Bed D/D accomodation.
Sector-61
This sector is also now a house too many a builder projects.Here one can find the ROYALE GARDENS, KRISHNA APRA RESIDENCY, PARSVANTH, and many housing societies of repute.
Sector-62
This is a flat sector where the flats are being developed by various residential societies. Construction activity is in full swing here and many of the buildings are ready for possession and many already have residents in them . As the situation is fluid here to ascertain the exact capital and rental value of the sector is difficult but still the capital value of a 2 bed flat should not be less than Rs 19 Lakhs while for a 3 bed flat the range is from Rs 26 lakhs to Rs 35 Lakhs.
Sector promises to be one of the most inhabited sector in Noida.As of last count there are 60 societies which are at various stages of construction/ocupation in this sector.
Sector-82
Here flats are being developed by the AWHO (Army Welfare Housing Organisation) and the CGEWHO besides the NOIDA AUTHORITY , presently under construction and soon to be offered to the allottees.
